What is a fire strategy?
A fire strategy is a complex document specific to each building, it should review all aspects of the building’s fire safety features including construction, fire detection, compartmentation, means of escape and other features to ensure that all occupants remain safe in the event of fire. A fire strategy enables building owners to comply with Regulation 38 of the Building Regulations by ensuring that a comprehensive package of fire safety arrangements is provided with the building and passed from occupier to occupier. It is a vital document that is included in the Golden thread of information for a building.
Retrospective Fire Strategies
A retrospective fire strategy is commissioned by building owners to ensure that they have all of the information about their building that has been missing or not handed over by previous owners. Following the Grenfell Fire there has been an increase in the number of retrospective fire strategies being commissioned for existing buildings. Indeed, a recommendation of the phase 2 report is that all high risk buildings should have a fire strategy.
Design Fire Strategies

Fire Risk Assessments
A Fire Risk Assessment is a legal requirement. If you are responsible for a building, for example a employer, owner or occupier of premises that aren't a 'single private dwelling' (a private home), you need to make sure a suitably competent person completes a Fire Risk Assessment. It is your duty to identify fire risks and hazards in your premises and take appropriate action.In addition, you must make a record of the findings of your fire risk assessment. Make sure you review your risk assessment regularly and whenever significant changes have been made that would have an impact on it.
